In this case the scheme proposed conversion of an existing public house into several residential units. The property benefited from previous consents for partial redevelopment, while a community group wished to refurbish the pub in its existing use.

 

S106 Management provided a comprehensive report considering the pub’s commercial position, competition, profit/loss and the viability of the three proposed options on the site. Given the current derelict state of the pub it was noted that the only marginally viable option in this rural location would be redevelopment, and that there was considerable competition in the near vicinity which had already resulted in the closure of 2 similar businesses. As such it was concluded that the proposal to refurbish was unviable and not needed given availability of similar businesses.
