S106 Management also provide rural exception site reporting to provide planning justification for rural development which provides a majority of affordable housing to satisfy unmet need in the community. The key to such cases is to demonstrate the minimum level of open market housing necessary to cross-subsidise delivery of affordable housing in areas which otherwise would not allow residential development due to policy restrictions.

In this case our reporting and subsequent negotiations allowed 6 open market dwellings to be delivered alongside 9 affordable units. We provided further support to confirm that the relevant policy tests had been met, with the inspector concurring and allowing the appeal. See appeal ref. APP/D0840/A/11/216534.
